For four days in March, Cannes stops being a film town and becomes the largest room in real estate. The Palais fills with the people who decide what gets built and where, the Carlton beach becomes a boardroom with a sea view, and the serious conversations happen on the terraces, not the panels. The UK turns up in force, developers, funds, and the odd council leader, all doing the same quiet arithmetic over lunch.

We fly here because MIPIM is a handshake business and you can't do it from London. Because the deals that matter happen between the sessions, and being in the room, on the right terrace, at the right hour is the entire point. Because the runway is half an hour from the Croisette, and a March morning in Cannes beats a March morning anywhere with a return flight.
